Located in the heart of the northeast corridor, just 30 miles east of Philadelphia, Downtown Vineland, NJ offers easy access to millions of potential customers in the large east coast markets of New York City, Baltimore, and Washington, D.C.

Geographical proximity is only as good as the highways which get you there. Vineland is located along New Jersey Route 55, a four-lane highway providing a quick and direct link to the Atlantic City Expressway, the New Jersey Turnpike and Interstates 95 and 295.

Landis Avenue, “The Ave” as we call it, has a strong history of being THE downtown destination for commerce.

Our wide avenue and extra wide, tree-lined sidewalks complement each other to provide your customers or clients with a feeling of being where the action is.

Technical Education Center

Ensuring your business has multi-level, skilled labor is something we’ve mastered.

We’re also investing heavily in our future workforce with the construction of a full-time Technical Education Center.

This facility represents a $69.8 million dollar state-of-the-art project to be located on the campus of the Cumberland County College. The site brings the added advantage of other and complementary course curricula and gets students acclimated to a more diverse and sophisticated academic environment. The new school is scheduled to open in the fall of 2016.

Vineland Main Street area is located within the City of Vineland’s Redevelopment Area, the State Urban Enterprise Zone (UEZ) and the Federal Empowerment Zone.

These designations provide an array of incentives for businesses located within their boundaries.

Urban Enterprise Zone Loan Program:

The Vineland Urban Enterprise Zone Loan program was created to assist in the revitalization of the City of Vineland through business retention and expansion programs financed by the New Jersey Zone Assistance Fund.
The following are the loan incentives available through this program:
  • UEZ Loans

    • Maximum Loan Amount is equal to or less than one-third (33.33%) of hard or eligible costs
    • 10% borrower contribution required
    • Loan maturity will be up to 20 years
    • 5% Interest Rate – Must be located within the UEZ and must be a UEZ-certified business

  • Small Business Assistance Program

    • Maximum loan amount is $125,000 or 45% of total financing, whichever is higher
    • Subordinate financing to a primary lender
    • Loan maturity up to 15 years
    • Interest rate is 5%
    • Requires real estate collateral with a 90% LTV
    • Must be located within Empowerment Zone boundaries
  • EZ Wage credit

    • $3,000 federal wage credit for each EZ resident hired by a business located within the Empowerment Zone boundaries
    • Wage credit can be taken annually dependent on legislation.
    • Credits can be carried forward if tax liability is less than credit
  • Empowerment Zone

    • Micro Loan Program
    • Maximum loan amount is $35,000
    • Loan maturity up to 7 years
    • Interest rate is 5%

  • Technical Assistance

    • Business Assistance located in downtown that offers an SBA library of small business startup information
    • Business Plan software available for use on computers to prepare business plans
    • Eight week entrepreneurial training course offered several times per year
    • One-on-one technical assistance in preparing application for loans
  • THRIVE South Jersey

    Small Business Financing from New Jersey Community Capital, a nonprofit community development financial institution that transforms at-risk communities through strategic investments of capital and knowledge. Fixed rates starting at 4%.

    Locating your business in our area will grant you access to experienced experts in all facets of business to help you succeed.   • Latin American Economic Development Association (LAEDA)

    Another proven educational partnership we are proud of is our connection with the Latin American Economic Development Association (LAEDA). Through the partnership, LAEDA has hosted several free seminars in our downtown. Their “The ABC’s of Starting a Small Business” has proven itself to be their most desired seminars.
