A key component to downtown revitalization is not only filling available properties on The Ave, but also filling them with quality, sustainable businesses and, likewise, creating quality living downtown living space.
To do this, we have created several initiatives, and one that has yielded real dividends we have done it so far has been our Realtor Tour on The Ave—a project of our Economic Vitality Team. The fruit this initiative has borne over the previous three times we have done the tour can be seen in some of the results. The first time it was done, we saw five of the properties we showed rented. Another tour resulted in Mauro’s on the Ave, The Ave’s latest restaurant and lounge, which opened last year next to the Landis Theater.
We’ll be doing the tour again on Wednesday, April 18 and, along with the mix of brokers, agents, and investors, we are inviting along, will be entrepreneurs who can see for themselves properties that could be a great fit for their businesses.
The Realtor Tour on The Ave is part of an ongoing aggressive plan to re-brand our downtown for the future. We have had some great support for our last three tours and we want to thank our sponsor for the current tour—SJS Title of Vineland. We have several available properties of various sizes downtown. Brokers, agents, and investors can benefit by purchasing or leasing these prime spots. Potential business owners can benefit, as I’ve said, by finding the right spot for the business of their dreams. It can be for office space, a new boutique store, a microbrewery, coffee shop, or something else. We want to fill these properties with quality, sustainable businesses, while attracting a new generation of business owners and customers to our downtown.
For the tour, we’re all going meet at the Main Street Vineland office at 12 noon for lunch and an overview that I’ll give on the vision for our downtown and the incentives that can be offered. The tour will then begin, as those participating will be shuttled to each property. We’re requesting property owners to have fact-sheets ready for the broker, agents, and investors at the time of the visit. After the tour, we’ll all meet back at the Main Street Vineland office for a wine-and-cheese reception and an opportunity to network. The whole event wraps up around 4 p.m.
Main Street Vineland’s Business Development Director Robert Scarpa constantly works hard contacting businesses about coming to Vineland and the tour is one of the major tools that help him. I’ll let him explain why:
“It is essential to attract new business people and residents to our downtown and to add them to our downtown business mix. We want to attract the entrepreneurs and customers of today and the future—whether they are baby boomers, Gen X, Gen Y, or another age group. These people know the new business models such as pop-up stores, business incubators, makerspace, and hackerspace. I see excitement among you business owners about our downtown and establishing themselves here. The Realtor Tour on The Ave is an ongoing part of matching available properties with potential business owners. The future is now and I am excited about working to fulfill our vision for our downtown.”
We hope to see you on The Ave for our next Downtown Merchants Meet-and-Greet—on Thursday, April 6, from 5:30 to 7 p.m. It’s open to the public and will be at the law offices of Gruccio, Pepper, De Santo & Ruth, P.A., at 817 E. Landis Ave. We’re honored and proud to have it in one of our premier law firms, located in one of our downtown’s classic buildings. In the early days of Main Street Vineland, they hosted our team meetings in their beautiful conference room. So, come one, come all! To “sweeten the pot,” Tropical Latin Restaurant, at 523 E. Landis Ave., will be the door prize sponsor for this Meet-and-Greet.
Make The Ave your destination for your shopping needs, as well as for fun all year round. Save money on gasoline, avoid the long lines at the big-box stores, malls, and shopping centers—and also enjoy the events we have in town.
